By JEROME GAVELLE The real estate market is picking up slowly after a quiet winter, according to most island agents. In December 23 sales were made on Waiheke compared to 18 in the same month the previous year and 18 in 2008. The number of listings has also increased in early January with 760 island properties on TradeMe compared to only 620 before Christmas. Waiheke real estate agent Paul Brisbane says: It has been going very well for us as we made 12 of the 23 sales in December and we look forward to a busy sum- mer starting now. It is traditionally calm over Christmas and New Year as owners would rather use their houses for the holidays than put them on the market.'' Last year's overall sales figures reflect the slow winter, though, with 230 sales reported on the island in 2010 compared to 254 sales in 2009. It is still a buyer's market, Waiheke First National real estate manager Malcolm Croa- well says. The activity has been consistent but not great. Lifestyle blocks and sections are slow but the rental market has been busy with more demand than supply, and it has been hard for seasonal workers to find accom- modation. It has been more noticeable this year than previous years,'' he says. Harcourts manager Lyn Jordan says the market is looking a bit healthier''. We have had a good number of inquiries but the well-priced proper- ties are still the ones that are selling first.'' Bayleys Waiheke own- er Mary Curnow concurs, saying her office was busy in November and December but buyers are very price sensitive. If they don't feel a property is well priced they will move on to the next one quite easily.'' Ms Curnow says the Bayleys Rental holiday market has been busy. Of course the perma- nent rental market has been quiet as people are using their houses and baches for their own holidays. They will only put them back on the rental market at the end of February or March so it has been very hard to find places for people looking for long-term rental houses.'' Nationally the Real Estate Institute of New Zealand's latest figures show that December's sales and residential property values ebbed from November levels, but on a more positive note, market activity and median prices remained up on figures from earlier in the year. REINZ chief executive Helen O'Sullivan says: While volumes have ebbed, December's sales were higher than in the months of August to October. That's rela- tively rare as December volumes are usually lower than even the win- ter months, and bodes well for activity levels in the New Year.'' December sales vol- umes are always subject to the timing and impact of the great New Zealand Christmas shutdown and January's figures will provide a better picture of market activity over summer. Members are reporting increased activity so it will be interesting to see how that translates into listings and sales.'' The national median days to sell reduced slightly from 40 in November to 39 in December.
